    I think you have to pro rate the 550. also document all damage and clean up costs. prolly will exceed the 550. in which you may be able to with hold total amount. however you need to ask the attorney whats legally binding in your area.. for the rest of the cash your out small claims their ass.

      in your contract there should be a stipulation in reguards to clean up and damage. there was always one in mine

        Def ask your attorney. In my area you can sell off the belongings left behind and the tenants are responsible for all damage and clean up costs... And like Gauge said, it will probably exceed the 550 bucks.

          joe you need to answer your phone! what you are doing is ILLEGAL! The attorney will make sure this gets taken care of. So u might as well make this easier on everyone and just get it over with now. The attorney is extremely upset with u. Also im considering pressing harassment charges. The whole end of my pregnancy you had my nerves so shot, calling us constantly and leaving letters on the door. I had hospitalized twice while pregnant over ur harassment.

          OK they were late getting out so it the original agreement still binding. The harassment thing calling nope not at all. The only thing I put on the door was the eviction notice.
          Sould I contact them via facebook messenger and defend my actions? If my attorney calls should I talk to him?

            Call your attorney DO NOT say anything to them without your attorneys consent this sounds like they are suiting up for a lawsuit so COVER YOUR ass. Kepp documentation on everything as meticulous as possible. Print out the messages and everything as well. I have no doubt that the judge will think they are fucking morons and will not award them anything and you will have a much better case.

            If it does go to court remember to be as calm and professional as possible. This moron sounds like she would freak out in court and if you remain calm and polite it will only help your case.

                  Worked at the trailer. Hauled off 27 bags of household bags of trash including soiled diapers and moldy food that was stacked up in garage. Why couldn't they take it for trash collection rather than stack it in the garage? Repaired the walls preparing it for paint. Hauled out the left behind furniture. Then mowed the yard with 4 feet tall weeds and grass. I got estimates on the damage just caused by them in excess of 3,000$.
                  What messed me up was the garbage piled up in garage. It really is not that far to take it to the end of the driveway.

                    I really hope you took plenty of pictures. You have a great case. You will be reimbursed. You may also get paid rent for the time they where supposed to be in there but couldn't because of the eviction and the damage. If your total cost is say 3,500 I have no doubt you could receive up to 5,000-5,500 for damages rent repairs and so on. What ever the max small claims is in your state. If there security deposit was say 1,500 and you keep that then the judge obviously won't award that but anything beyond that I am certain you will

                        if they aint got shit you wont get shit....however with a case against them and a lien applied if they ever do get shit... you will get a check before them. happened to my girl. waited 11 years and bam one day a check for 12,000 bucks due to a car wreck insurance pay out instead of him she got it.. also its good so future potential landlords know these dudes are trouble. write it off brother do what you can yourself charge rates against your labor to the job and keep trucken.. I happen to partially own a trailor house and know I,ll never see a dime of anything I put into it so stay on the cheap with it. keep it insured roll it into the rent hope if something goes bad they call it a total.. that's what im hoping for.. my trailor is far from nice tho..

                          The walls are repaired and painted. I had a carpenter repair the floor in a couple of rooms and replace 2 interior doors. I made some patches to replace plumbing walls (to access plumbing) today I will repair the floor in laundry room with under lament. fix the toilette in master bath then fix the tile where floor was fixed.
                          I already got a new tenant he is retired military and a farmer from upstate NY and she is a 60s hippie type and they will fix the remaining stuff and I will reimburse them.
