I went to my rental home and found a dishwasher I just installed in the yard. My friend who lives near to my rental property will tell me when they are home.
QUESTION
If I call the sheriff department will they let me inspect my property with them there?
I would call them and ask them (the sherrif) Tell them the situation and let them know you want to look at the property because you recently dumped a lot of money into it and are finding things out the in the yard and so on.
Also I would start writing down exactly what happens at the exact dates and times and if possible take a of of pictures. May help substantially if it ever goes to court.

I think with 24 hours notice to your tenants you have the right to gain access to your property whether they are home or not. Good luck. Bad tenants are a nightmare.

i would check with the sheriffs department first man to cover your own butt. every state has different laws regarding land lord and tenant rights. my state is very land lord friendly, they need no notice whatsoever and can come in anytime even if you are not home.

screw that dirt. i say it's time to start the eviction process and small claims court case for damages. then i would get a lawyer and draw up a contact with legal verbage allowing you to enter with x amount of notice and anything else you would like to have added in to prevent this from happening again
Where we live, owners are able to access the unit at any time. I would inquire with the management company/property manager first, if you even have that there. if not, go the other route
didn't you have a RE lawyer you could call ? he would be the best with this but I would think if you have pics or proof they have done something stupid you should be able to talk with the police. if the dishwasher is outside in plain view that would be distruction of private property I would think meaning you have a crime so you can probably get away with some type emergancy inspection. the only state I know sucks for sure is California when it comes to rental landlord rights in which I wish you luck. cause I've never heard anything good happen form there
I have evicted them in court they have to be out by the end of this month. The damage far exceeds the deposit.
I found craigslist the best for replacement of rental stuff. otherwise I would just give them my personal stuff and upgrade.. take the tax advantage, feel for ya I got lucky and never had to evict anyone, hope they go peacefully document the destruction and small claims court there ass. even if they don't pay they are screwed and if they come into some cash in the future you'll get a check.
This sucks with bad tenants , my sister had to go threw this with a couple from Brooklyn that moved into a Florida home she was renting and took a while but they finally left on there own . Because of this she decided it wasn't worth going through this ever again , and all the more reason to try and run a check on these people before you rent to them.
in b.c. canada they have a rental tenancy board thing that covers all issues like that. landlords have the right to inspect every single month as long as you give 24h's notice. keeps people from lighting up your house (grow ops) since they would never be able to crop out! my tenants are my best buddies little bro and his gf so im lucky in that they really take care of the place and paint and do upkeep even!
I got a question for you all. Through my attorney I was supposed to pay my tenants 550$ to break there lease early, they were supposed to be out June 30. I gave my attorney a check to give them when they turned over the keys on June 30. They were not out until today. I put a stop payment on the check yesterday because they breeched the agreement by not being out on the agreed time.
I looked my place over today furniture, food, and all kind of stuff was left behind.
My question is since the tenants originally breeched the agreement am I still held to the 550$ to the tenants?
