    I know man. It is literally comical. That's why finally, after beating my head against the wall with that guy over and over, I realized to just let him think he owns the topic. He's so lost it's pathetic.
    LOL...To top it all off, he follows the absolute worst avenues of media. The fukin Washington Post!!! LMFAO!!! Can it get any funnier?! TOO PERFECT! Right on time dj... the post..lol.. dj's infamous line "wrong again" before telling me he doesn't buy into the media. It goes to show who's really ALWAYS wrong, but sadly can't even figure that out.

    The market for billion dollar jobs, has been and always will be limited. That is a huge number, their are probably only a half dozen contracts awarded in the us of that size a year.

    I'm not saying it's not tough. If you have a billion dollar job, it should be a 3-7 year completion date, u take into account during the bid process a 2% escalation rate on materials on average, for a longer time frame u raise that a 1/2 %-1% a year, now in this environment you're in trouble if you did not estimate costs correctly. That is a major problem for all construction companies now, especially if management and cost controls are highly average. I will not even begin to go into stories about The Deviation Report, if you're not on top of that every week, u go forward at your own idiot risk. 90% of all job problems on construction sites are planning issues, notthing more, nothhing less. And the less u plan the more problems u have.

    Right now, local governments have money problems due to taxes so projects will be less, or less of a size, same with us govt. That does not mean work will not take place.

    Folks are always working on homes, the last i looked they hadn't closed down lowe's or home depot.

    Granted if you're marketing a product that is tied to some roi where u help get em financing u're in a fifty year storm, no doubt, that just means big changes are in store.

    With 3 billion capitilast added, that means we have 1.5 billion more competitors for jobs. The world is awash in money. Money flows where money grows. And supply demand dynmaics are more important than ever, which just means u have to be smarter about the future and how u can profit.

    A note on emplyee's. I've had many, and have helped folks get major high paying jobs, doing career counseling.

    The map never ever changes.

    1. Integrity, a high regard for the truth and the upholding of standards.

    2. Going the extra Mile.

    3. Raising your standards, over time, ie learning more about ur job.

    4. Consistency.


    I can tell in one month if an employee embodies these traits, if they do not, there will be issues in the future.

    Otherwise these are all the traits of the best and brightest and most successfull people i ever worked with or met in any industry.

    Why? IMHO, u can train anyone to do anything, if they have this value system, and then let them go prosper with limited management cause they always do there best, and always do the right thing. ie, zero problems with these guys.

    dj, i will agree that the economy is struggling in alot of ways right now, but to compare...i mean call it "the great depression" is one of the funniest things i ever hears,lol...during the depression, people were lined up to get their govt rations so they didnt starve to death...to compare todays economy to that is not one of your brighter statements..

    Referring to our economy as another "great depression" is unbelievable dj. I know that lumber treated/non-treated is less than it was 3-4 years ago. Aluminum hasn't went up more than normal over the past 5 years. Vinyl prices are good. Nothing out of the ordinary in those departments of building materials. I'm just talking about Florida. I can't speak for NY.

    It has nothing to do with being good trip. If people don't have money, they aren't going to spend it!

    The housing slump has stopped people from doing improvements on their homes. This is a market where people are afraid to invest in something that might be worth much less a few months from now. Sure there is still sporadic business......but again that is sporadic.

    In a market where there is a credit crunch, a mortgage company is not going to give someone a loan for improvements unless they have equity. If the home prices are plunging (which they are) the equity they might have had, might now be gone or very little. So that takes a giant hit at the construction industry.

    As I said earlier my father in law is a foreman for one of the biggest companies in the nation. They laid off hundreds of employees because of a lack of work. They get usually all government contracts, and other big jobs. Like I said before BILLION dollar jobs. They barely have any work now, because work is sparse.

    Then to top it off prices of materials is through the roof since energy costs have dramatically risen, which in turn means it costs more to make the products, then if that wasn't bad enough the gas costs more so it costs more to transport the products. So out of the box it costs MUCH more for materials!

    Again that's not just speculation, this is what I and others are experiencing right now. Horse do you run a construction business? I do. I actually own one in florida and have a franchise in NY. Two seperate markets, and both are experiencing the same issues with work and pricing.

    My NY office uses a different distributor and they have the same issues with a dramatic rise in material costs.

    Logic alone should tell you that gas prices rising 3X what it was will very easily devastate a market. It's a domino effect. I don't get why that is so unbelievable.

    That's basically why I refer to it as a purging phase right now. The good construction companies can't even tell a difference right now. Especially the subs or guys that aren't used to building more than 2-3 homes at once (and are good). The not so good construction guys are hurting. It all depends on who you ask in construction right now if they think that a recession is happening or not. And if they do, you might consider the next guy that hasn't slowed down any.

    Excellent point. I wasn't going to come right out and say it, but that's on point for the construction market right now.

    U.S department of labor record isn't accurate in the least! NOT PROOF!

    Bloomberg can verify interest rates? You mean the rates they have to keep dropping to save the market? HAHAHAHAHAHAH! You're right that is proof.........PROOF I'M RIGHT!

    NYSE companies are stating record losses! The service industry has taken a big hit, as well as basically every other aspect of business!

    Man you just are lost! The rich aren't really effected as much by a recession, that's where they thrive! They have the ability to buy up all the property, cheap stocks, and everything else so when it rebounds they are even richer than previously. Of course your father in law is selling homes that size! That's not homes for middle class!

    So you're honestly saying that the construction industry is not seriously effected by a housing market crash?

    You need proof?.. More like, you need proper guidance. Check the U.S. Dept of Labor records for unemployment rates. PROOF! bloomberg.com can verify interest rates...PROOF! The NYSE can verify record reportings...PROOF! Go find any farmer or just research with that "genius"..PAHHAH!..'scuse me, mind you have and you'll get your PROOF of crop, livestock, grain, etc etc...PROOF!!!

    I realize the hard time you're having with actcual words and phrases that form (sentences), which ultimately combine to form (paragraphs), but just re-read until it sinks in. Think [sponge]...absorb... remember, left to right. Tylenol for headaches and Mydol for any cramps.

    Oh, and it does go to show who knows how to operate successfully in construciton with today's market. My father-inlaw has 8 homes under construction as we speak, ranging from 3500sq ft to 7500sq ft. Although that is down about 30% from a few yrs ago, he's still building them per order. I have a couple others that are very close to me in construciton that are literally cranking it out. I see today's construction environment as a purging market. I know the job market is absolutely booming right now though.

    Remember, life is what you make it. The biggest and best advice I could give to you dj is stop blaming others for your pitfalls...The faster you get that, the better off you'll be.
