We got two offers on the house. One was really low. They said I could cut my price because I wasn't using an agent. I told them I would get back to them this friday regarding their offer. I was trying to decided what to counter offer them when I got a call from another agent. All this couple was asking was for me to pay for closing cost and commission. We counter offered for them to split the closing cost and I would pay the 3% commission and they accepted. Now we are waiting for the bank to approve their loan. Say a prayer....

great news! especially with the tough economy. don't be sirprised if it takes a little longer than usual for the bank to approve the loan. all banks have become much more diligent in getting financial info. For example running credit checks every week till close.
friends of ours bought a house and prior top the close, they put $5k on a credit card for furniture. because their debt/income ratio was high, the bank wanted them top pay it off before the close. my friends had to get money from relatives. in addition, those relatives had to indicate it was not a loan but a gift. -

We're still waiting... They are still waiting on approval from the bank. Bank seems to be draggin' as$!
That is holding me up with the second couple who gave me an offer. It was a lot lower than the first. I'm just hoping I wont miss out on a sale here.Comment

That what is so crazy... they were pre-approved for the purchase price. They want us to pay for closing. We could only come up with 1/2 closing cost, so they are trying to come up with the the other half. They asked the bank for extra for closing cost and now they have to go back through the loan process. It's just the banks are so slow about approving people. Things are looking good. We now have a sign contract on the house. They are pushing to close on it before T-day, but so far it's set for Nov 30th. Whoooho!!!
