better off to just have a developer come in, do all the improvements like sewer, water, streets, curb and gutter.....and sell the lots and let the buyer worry about building there own house....plus, lots of people like to just buy the lots and sit on them until they are ready to build which could be years down the road.
I have been involved in this, and let me tell you, you better have a big chunck of change, because developing land to subdivide is verry expensive!!!!!! But, it is alot faster turn around on your money selling improved building lots, than one with a house on it

HAVE ALL YOUR DUCKS IN A ROW BEFORE YOU BEGAN ANYTHING, LISINCES & PERMITS, PLANNING OF THE PROJECT, WHO'S DOING WHAT, WHEN YOU PLAN ON BRINGING THEM IN TO DO THEIR JOB, CORDINATION W/ OTHER CONTRACTORS, MATERIAL TAKE-OFFS AND COSTS, PLAN TO SPEND ABOUT $20,OOO MORE THAN YOU ESTIMATE IT OUT AT. THE MORE YOU PLAN FOR THE LESS PROBLEMS YOU WILL HAVE, WHEN THINGS START HAPPENING THEY HAPPEN FAST, YOU WILL NEED TO RESPOND TO ANY AND ALL PROBLEMS ACCORDINGLY OR IT WILL COST YOU MONEY!
