Everlast just signed a contract on his house today. It's a lease-to-own agreement, but that's better than nothing. I'm doing my happy dance around the office!

Make sure you put in the contract that if they fall 90 days behind on payments that all monies paid to that point resort back to rent and the purchase agreement is null and void. I have a co-worker that owns 32 rent houses and he does owner fianancing on them and he has some that have paid for themselves several time over by people defaulting on thier payments. Just a way to possibly make you some more money if things go bad!

Everlast has a different real estate agent than me and his agent did great job writing up the contract. I think mine just didn't want to deal with it. The lady had a foreclosure & bankruptcy, so I was really nervous about her credit. They have been showing my house lately, so maybe it will sell next.

Oh my..... lots of gratuitous grabbing and giggling I hope!
I want to celebrate again tonight. last night was kinda weird. we usually dont party too hard during the week. So we get steaks, brocolli, warm bread and margaritas and just laughed and talked about our first date. (we do that kinda like verbal foreplay) We talk about the days when we were just on the email and phone. we both had this premonition about our date. I knew something was up and she did too.
We talk about it and remember the feelings and it means so much to me now. So I get really turned on and she does too,,,,,and then head back home for some serious, sweating, shaking, grim faced intensity.
This woman is my waking dream...evry time we were like "no THAT was the best ever!"
Every time was like amazing. And we keep getting better!!!
Man I am so sore....lower back, shoulders (dont ask) wrists
Talk about when you wear her out and she walks funny...that is ME.
I am stiff (not the good way) slept through cardio this morning completely. still asleep when she kissed me cheek and giggled something about "youre the man" and left.

This has been two years of three house payments a month. my place appraised for over 200K and I'm selling at 185K in two years after they pay me 30K in lease payments. No tenant/landlord relationship and I have late fees and provisions for the legal costs to possible eviction be on them too. Signed and official.
I loved that house. I'm so happy they do too.

TweetI know how you feel Everlast about extra houses nad payments. We had 3 on the market at one time. One was over 2 years old, the others about 1 year. All three went within 60 days of each other. Two were lease to sell and one was a straight sale.

Congrats again, hope the good luck (and lovin') continues for both of you
