TweetYou need to find a licensed General Contractor. However, that's where about 30% of the cost is. Literally, about 30% is going to go to the guy who finds all the subs who actually do the jobs. If I were building my own house, I would get referrences for foundation, framing, electrical, heating and air, insulation, roofers, plumbers, drywall, exterior walls, windows, tile, etc.... That's what General Contractors do, they put the guys in place to do the job and they make a shit load for doing it. Now, I have almost 4 years experience as a Real Estate Appraiser so I know a good job from a bad one. If it were me, I would act as my own contractor and get referrals for all the necessary subs and then interview ALL of them. I would ask for references and I would ask to see some of their finished products. That way, if you find guys who do excellent work you can tell them "I want the exact same quality you did on Bob's house". Then, they will know exactly what you expect.

TweetWhat are you planning ByRon? If you want to build and use subs, you don't need any license, just buy the property and get the necessary permits and hire the subs to do the work. Prob is you need $ to do this and make profit. I am thinking about doing this if i move to AZ. I will buy about 40-100 acres of land and im not saying what areas, cause ppl will know then, lol! I will then subcontract and do a plat on the land and sub-divide into lots, put in the necessary utilities and sell them. Hell, with the building, ill just sell lots or find a good custom builder and he can give me a % of his profit for finding him clients
Tweetmick right now i wanna sub everything out EVERYTHING i can not build there for i want to sub it out. yes i know i will be paying more but i wanna build 2500 sq ft homes buy lots and build on them but i will be subing everything out! i think i have repeaded myself like thousand time on the subing out!
