It's a new home in ontario. Good builders. Ive heard alot of nightmares about not getting what you asked for from buiders. I am def. upgrading the kitchen first, seeming i spend the most time there lol I wish my g/f would spend more time there.lol Thats ok i'll put i nice picture up in the laundry room for her, i hate doing laundry. As far as upgrading the kitchen, I have read that it's the best for resale, the least is the landscaping, that surprised me. I would have thought you want the house to look good, but what do i know.

Get a 15 year mortgage, or get a mortgage where you make bi-monthly payments. This will save you 150K.

      Good Luck

14 windows, lotsa doors lol , 15 yrs shit i thought the most was 10 yrs, wouldn't it also depend on the rate? Right now in ontario, lowest is 5.4 5 yr, highest is 6.4 5 yr. The 10 year i seen was 6.1 %, I know the rates are going to go threw the roof soon. I markets inflated, rates are going up and everyone will stop buying and the houses will go down. I sould be waiting for that but the inlaws are driving me nuts bud. Def. bi-weekly. 10 yrs most likely, im thinking the rates sould come back down by then. Maybe sooner.

I would be getting a used one but i have a princes and "she dosn't want to smell other people". I meen i don't blam her for that, you just have to find non-smokers, clean people. I hate these new home, big homes on small lots, I wanna play soccer on my front lawn, shit like that.

New House, don't go to the closing until 100% of punch list items are complete. And do your own punch list. If not you will get in house and find dozens of flaws, door doesn't shut right, outlets that don't work, and it will all be under warranty, yet it is usually difficult, like pulling teeth to get the builder to come out and fix, not cuase they don't want to, but because they are building new houses.

      good luck
