      can't decide if we wanna build one or buy one then wait a couple of years and build or wait till my renters lease is up and redo the one i own right now!

      Looked into it but there are no lots under 1mil for custom homes here so I'm currently in escrow to buy one.

      That's a tough call. I work in construction and it seems like the cost of building material just keeps going up and up and up......
      If you're making a relatively high rent payment, that could just as easily be your house payment. And as far as buying or building. Build it! Get what you want. Design the house the way you want.
      I built my house 5 years ago and a lot of items I used have almost doubled in price. But I built it the way I wanted and love it.

      I'd build if I could afford it. Everything is so expensive though. Townhomes start at $230k. Condo are around $260k to $300k. Single family Homes start at $400k. I can't afford none of the above!!!

      Your looking in the wrong area bro. I can have my dream home, which is a courtyard house with a pool in the center instead of in the back like in most homes for $230,000. That's a 3,000 sq ft home. You have to provide the lot though. That same builder starts homes at $90,000!

      Your crazy not to buy in Florida! We bought our condo for $63,000 , put $6000 into it, then sold it a year after we bought it for $110,000!

      We then bought our current home for $97,000 and a year later it's appraised at $160,000! After my addition we're putting on they said it will be worth about $210,000 and it will only cost me $15,000 to put the addition on. Plus my property is on two lots so we're splitting it off and building another house on it. In the end we'll come out with close to $200,000 profit!

      So why again is it bad to buy in Florida?

      Vegas is getting insane for house prices. My first house here had 12k in equity before I closed escrow because 30 days had passed. I had to offer 5k above appraisal on my new one just to enter escrow. Better close in 14 days!

      I don't understand ByRon? Where are you living if you are leasing out the one you own, lol? Anyways, it depends on what the home market is like in your area as opposed to what it would cost to build the kind of home you want, and what contractors are charging. If you know how to sub-contract it is cheaper, but if you don't know alot about construction, you could potentially get into some binds, with waver of leins etc. I my area right now homes are not going for what they are worth, since i live in an automovie market state. If i didn't have a whole lot of cash upfront, it would be better to remodel what you currently have and wait till the market picks up, which in this economy could take a few yrs or more, lol! Actually, ByRon, you can break the contract in your leased out home as you are the owner and have the power to do that. All you have to give them is notice. Have your attorney take care of it and you can be in it in a few months, or alot earlier than the lease contract.
