Has anyone used one of the sites like forsalebuyowner.com, homesbyowner.com or owners.com? Just wondering how that worked out for you.

Tweeti've known a couple people that use forsaleby owner, but i never did. we always listed with a realitor (about 4 homes) and i've always stayed in cotact with them daily. (greasy wheel...)

TweetI have actually been thinking about this lately as well. I was always concerned about contracts, etc...when selling a house yourself. Are there any issues with this? Do you just hire a lawyer to draw up a contract or what?

Tweetif i remember right, they still deal with most of the legality's. whatever forms you have to use are legal for your state and genaric...you still pay them, it's just a lot less

TweetWe've had my house up for sale for 2.5 years now. With a 13% unemployment rate and huge foreclosures, it made the housing market in this area really tough. I think my best bet maybe to lease to own the house, but most agents aren't real thrilled about doing a sale this way. It looks like I'll be on my own.
I would recommend hiring a lawyer to handle the closing. Just call around to several attorney offices and ask how much they charge. You can do it yourself with kits from Office Depot or legalzoom.com, but I just feel better having a lawyer handle it.
TweetWell, the thing about forsalebuyowner and the others is exposure. How many buyers are really looking on those sites versus the number working with agents? I would say that at least 90% of buyers are using an agent so they have someone in their corner. If they do bring an agent in, then it will be 'you' versus them and their agent (who will want a commision). If your home has been on the market that long (from an appraiser's stand point), the price might be too high. Depending on what you are able to settle for, it might be better to just rent it out until the market turns around in your area.
TweetWe started out low to start with before the market went bust, because we didn't want to take forever to sell it. Since then I've dropped the price $15,000. The my last counter offer was as low as I could go with out short selling. I was getting exactly enough to pay off my loan and cover the agents commission. The bank will not short sell because I'm not in foreclosure, so I can't go any lower on this.
After the inspector ripped my house apart for no reason. There isn't anything major wrong with the house. The buy terminated the contract and then came back with a offer $10,000 lower. I had no choice be turn down the offer. It wouldn't even cover my loan. I'm at a total loss.
Tweetdam....sounds like my luck!!! i dont know what to say kiddo...i wish a had some brilliant piece of advice that would help you sell your house in 10days and squeeze every possible dime out of it....i dont...i'd sell mine too if i did.
