roll them to the end of the mortgage. i've owned the home since 2001. i dicked around with an adjustable and jockeyed into position and was able to pull the trigger on a 5.14% 30yr fixed. i appreciate your links, but i dont know that they will help. i am currently just behind in this moths payment (oct 1), but i had trouble back in 93 with another house i owned and when i was 2 months past (1 past, 1 current month past) they told me i shoulda called when i was current month past. well, i do that and the numbnut gives me some stupid responce. i just think i gotta take it up the revolutionary ladder to someone employed with a brain cell. i'm sure they'll work it out. if not...they can have the damen thing back when i b/k. and i'll let 25k in credit card debt to chase, a car loan to chase, my home improvement loan to chase and my fukin chase key chain go with it!

I'm amazed at some people. They make me seem brilliant some days.

We're dealing with one of those with the GA Dept of Revenue. Did I tell you about the account getting our SS# wrong on our tax returns? Well, I realized mine was wrong in July, but it didn't occur to me that my husband's wrong until a couple of weeks ago. The account was suppose to be taking care of mine. When I still haven't received our GA tax refund, I called the Dept of Revenue. The guy working there tells me that my husband's number was wrong too. Apparently it belongs to someone else. He told me to fax a copy of our cards to him. My husband didn't have a card, so he had to go down to the SS office and request a new one. I went ahead and faxed mine, and when my husband's came in I fax a copy of both ours. This was on Monday.

My husband gets a phone call from a lady at the Dept of Revenue this morning. To tell him that his SS# on his tax return is wrong and it belongs to another guy... no, duh Sherlock! That's why we fax our cards to him. He had to explain this whole situation to her again.

Don't feel bad- when we got hit by Hurricane Ike, I called my Mortgage Co. and asked if I could skip one payment and just roll it on the end and I was told "NO", but they would wave the late fee charge- how nice after a direct hit and being in a Disaster area- they were so understanding I almost sh*t myself-NOT

That's just wrong. You would think they could do something.

We called the bank too. Slow wasn't even the word for my husband's business during the winter/spring. He went nearly 4 months with no business, so we called the bank asking for help. They said they would wave the late fee too.

Yes Dave, that is one of the main reasons foreclosures are so high. If these banks/lenders would extend a month or two of grace to their borrowers and add those months on to the end they could save millions....no....billions of dollars.

It's not rocket science, just do the math.....

      Home Value= $250k
      Home Loan= $200k
Borrower pays $1,500 per month +/-
Borrower asks to get a month or two free because of loss of job, huricane, bad day at Ceasars Palace, whatever.
      Bank says "no".
      Borrower doesn't pay mortgage.
      Foreclosure process starts.
Six to nine months later, borrower is finally out of home and home needs updating.
Bank won't do updating and puts home on market for loan amount thinking a buyer will take it and fix it up.
Home sits for three more months until it finally sells for $180k

      Analysis:
Bank pays agents $10,800 in commission
Loses $20k because payoff was $200k (plus a payment in the rear, no shit, that's what it is calles 'payment in the rear')
Bank loses out on $13,500 of payments over nine months.

Total loss to bank during this process....$44,300 +/-.

Now, let's look at this from another angle.....bank/lender grants three month grace period without penalty to borrower. In return, borrower signs papers stating loan will be extended three more months. If borrower refinances prior to end of loan, then borrower has to pay the three months grace back to bank/lender.

So, bank loses nothing in the long run, borrower gets to stay in house and everyone wins.

Like I said, it's not rocket science, it's just simple math. These companies all need to fire their multi million dollar CEOs, CFOs, Pres and VPs. Then, hire me to come tell them how to make this work for one flat fee. Forclosures drop significantly, banks collect money owed, borrowers don't get credit ruined. Heck, I'd put the plan on paper and teach it for a flat $1mil tax free. I figure with all the billions I would save the government, they can let me have $1mil tax free.

Of course, it will never happen because the people that worship the almighty dollar have lost complete and total connection with humanity. They would rather run companies into the ground than extend some grace to people. I guarantee you, this plan would work and banks/lenders would cut loses tremendously. After a short time, they would be back in the black because they would quit having to take losses in the foreclosure market.
I used to have superhuman powers....until my therapist took them away.

Don't speak with anyone in the Collections department - insist on speaking with the Loss Mitigation department, it is your right under Federal law. If the Collections department insists on dealing with you and refuses to let you speak with Loss Mitigation they're breaking Federal laws. I'm in that same boat myself.

Dave, I am sorry that's happening bro! Its amazing to me that we have absolutely no compassion in this country anymore. In the whole scheme of things what is it going to hurt if you roll a few payments to the end of the loan. In comparison to allowing the house to go into foreclosure it makes more sense to work with you.

I contacted USAA to let them know I was not going to be able to pay my credit card payment two weeks prior to it being due. They tell me I have to be at least 55 days past due for them to work with me. Here I am being a stand up guy letting them know that I wasn't able to pay this payment but wanted to work something out and they tell me "NO".... so I was like, screw you then.....I'll file bankrupt and not pay you anything!!!
