      Just wondering if the broken door glass from the april burglary at my business should be paid for by the landlord. Please give me some insight . I rent the building and the door glass was shattered. I had to pay $200 to board it up and another $250 to replace the door glass. So I decided to write him a note and a copy of the receipts and put it in the mail with the rent check. He lives in another town and doesnt even know I got broken into yet. I didnt ask him to pay, I just told him what happened and what I paid to have it fixed.. Leaving it up to him to offer to pay or not. Maybe 1/2? If he doesnt pay anything, I aint gonna ***** about it, but if he offers to help out, I aint gonna turn it down lol

      Im assuming you have renters insurance? Which generally protects your belongings inside the property, so if anything was stolen you can get reimbursed. Now his insurance should cover the door. Including any other damage that may have occured..., drywall, locks, also not juse in a burglary , but any type of damage from natural disasters, or fire not believed to be caused by tenent(not sure on this, his ins may still cover that. But yes, he at the very least should knock it off the rent since the repair is done. Any existing property prior to renting is landlords responsibility...I believe

      regardless of renter's insurance he for sure has insurance. it will be in your contract, or should be

      Thanks everybody. No, I didnt have renters insurance. Hopefully he will be cool. He has been okay to deal with and he has owned the place for 3 years. Im getting a hell of a deal on the rent and have no lease at all. Month to month. I didnt tell him about it until now. It happened in April. Oh well. I just kind of put it out of my mind and forgot about it. Oh, one thing is that his wife is a bit of a ***** and I prob didnt want to have to deal with her lol

      Chances are 450 wouldnt even meet his deductible. However if a police report is involved I believe it would be his responsibility for the building and yours for the items in the unit.

      Thanks. Probably right. I will get the police report and yes, I think he should pay for it. I lost a tv, sword, and some other small items of little value. Thats it

      If I were you, get all the work done yourself and save your receipts. I woudl write a letter and ask if he will cover the cost of the repair. (I would not expect him to pay any expense but the actual glass.) Best of luck.
